Rental Rules for "Pocono Junction" Vacation Rental House. Revised 10-24-05

1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST. NO early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time.
2. This is a NON-SMOKING unit.
3. Pets are only permitted by prior written agreement.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. BASEMENT/LOWER LEVEL is NOT included in the rental and off limits. There is a lower level entrance only to be used in case of emergency.
6. DAMAGE/RESERVATION DEPOSIT - A damage/reservation deposit of $300 is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
* No damage is done to house or its contents, beyond normal wear and tear.
* No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
* All debris, rubbish, and discards are placed in garbage bags in the game room, by the sliding patio doors, and soiled dishes are placed in the dishwasher and cleaned. Please place towels in basket by washing machine.
* All keys are left on the kitchen table and house is left locked.
* Any charges accrued during the stay are paid prior to departure. (NO long distance calls, use of stocked liquor optional, etc)
* No linens, toys, DVD's, TV remotes are lost or damaged.
* NO early check-in or late checkout.
* The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
* The computer is not damaged or requires extraordinary service. It is offered as a free service for checking emails, directions, yellow pages, etc. NO software installs or downloads are authorized.
7. PAYMENT - An advance payment of 100% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of traveler's checks, money orders, cashiers' checks or personal checks payable to Henry Ramos. Payments through the web service Paypal.com are also available. The advance payment is not a damage deposit.
8. CANCELLATIONS - A 60 day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
9. MAXIMUM OCCUPANCY - The number of guests allowed in the house is eight (8) persons. Additional guests will be charged $20 per night each. Infants and children under 2 are excluded.
10. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged for the three day/two night rate.
11, RATE CHANGES - Rates subject to change without notice.
12, FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. DATES OF RENTALS GUARANTEED: (exception: Act of God, e.g. fire, mandatory evacuation due to a storm) when deposit has been received. We will refund any unused portion of rent the home is not available due to Acts of God.
15. APPLIANCES - Air conditioning, appliances and electronic equipment (computer, TV's, Stereo, etc) are not guaranteed. Repairs will be made as soon as possible. There will be no refund or credit due to failure.
16. DSL/WI-FI - internet access is offered as a free benefit and no value is assigned to it. If there is a problem with the service it will be remedied as soon as possible. You agree to be liable for any illegal use during your rental period.
